The Network.
Capital, credit, relationships and property are connected. Most of the value in this work is knowing which conversation actually solves the problem.
The instrument
What moves between them.
Capital, operating businesses and property are the same conversation held from different chairs. Select a standing to see what it sends and what it needs.
Business owners
Established and owner-operated, at the point where the next move needs capital or structure behind it.

- From operatorsThe execution that makes the numbers real
Oakspire Group sits between these parties rather than on one side of them, and says plainly which chair it is in on any given transaction.
The same problem from a different chair.
An operator buying the building they already lease is a property transaction, a business transaction and an equipment question at the same time. A sponsor repositioning an asset needs the tenant's operating covenant to hold. An acquisition entrepreneur buying a business with real estate attached is running two underwriting processes at once.
These are not separate conversations. Treating them separately is how a capital stack ends up assembled out of whatever each party happened to be selling.
Educational only. This instrument is a teaching tool, not advice, not an offer, and not a quotation. It models one set of assumptions and cannot account for your circumstances. Figures are illustrative. Any real transaction is underwritten on its own facts by the funding source.
Bring us thewhole picture.
Business, property, equipment and the people around them. The more of it we can see, the more useful the first conversation is.
